WHAT”S HOT IN OCALA REAL ESTATE
· Homes priced below $150,000.00
· Golf Course & 55+ communities.
· SE Ocala near but not in the Historic district
· New Homes priced at or below $100.00 per sq ft of living area
Sales in April were up from March by 39 units! The total number of homes on the MLS has gone down 2 months in a row! This is good news. Lower prices has brought of a number of buyers. Admittedly they are serious bargain hunters but they are buying.
Short sales, foreclosures and homes priced to compete are selling. Don’t be mislead into thinking we have hit bottom and price will begin to recover. The rest of 2008 will be dominated by bargain shoppers buying very, very well priced homes.
I have 3 homes under contract pending to close by the end of may!!! All 3 are in hard to sell areas like Marion Oaks, Rolling Hills and Rainbow Park. Here are some examples of homes that are priced to sell. I can’t give out the sold price until after the closing, sorry.
Rolling Hills….2014 sq ft living area….listed at $239,000.00
Rainbow Park ...1434 sq ft living…….. listed at $139,000.00
Marion Oaks Unit 1 ..1781 sq ft living listed at $150,000.00 (short sale)
