You will also be seen by sellers the same as a cash buyer giving you an advantage during negotiations. Many sellers expect buyers to be pre approved.

2. HOME SEARCH: I will help you refine your home search by creating a list of wants and needs within your budget. This will make a more efficient use of your time and resources. I will immediately notify you when new homes that meet your criteria come on the market.

3. PRE SCREEN HOMES: I will find homes on the MLS and visit them in person before our appointment in order to show you homes that meet your established criteria.

4. VIEWINGS: I will take you to view our pre screened homes saving you time and gas. I will also be there to assess the good and bad in each home we look at.

5. DETERMINE VALUE: I will determine the value of each home before viewing and provide a cost per square foot of living space and compare that to similar homes in the area.

6. PREPARE OFFER: I will help determine a fair offer price and present that offer in person, if possible, to the seller.

7. INSPECTIONS and SERVICES: I will help with arranging for inspections and services by providing you a list of reputable contractors.

8. OVER SEE PROCESS: I will constantly be checking that everything is on schedule and that all deadlines are met.

9. CLOSING: I will personally attend your closing.

10. AFTER CLOSING: I will check on you and your new home and will help with news about the area and where to find services.
